Co C6r AVe. 7 COU.4s L' r Community Planning and Environmental. -vices Current Planning City of Fort Collins November 23, 1998 Dear Resident: On Wednesday, December 9, 1998 from 7:30 p.m. to approximately 9:00 p.m. at the City's EPIC Center (pool and ice arena)*, 1801 Riverside Avenue, the City of Fort Collins Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The applicant is proposing to develop an office/commercial/industrial park, containing approximately 416,000 square feet of leasable floor area in numerous buildings, on approximately 35 acres located on the east and west sides of Timberline Road, north of East Prospect Road, south of East Mulberry Street, and east of Riverside Drive (please see attached Vicinity Map). Bath Landscape and BMC West are directly south of the proposed development. The property is in the E - Employment Zoning District. The purpose of this meeting on December 9th is to give all participants the opportunity to ask questions of the applicant and express their concerns in an informal setting. No formal development review request has been made to the City at this time and no decisions will result from this meeting. This request must go through a City development review process before any approvals can be given for the project. Representatives of City Departments, as well as representatives for the applicant, will be present to respond to questions about the proposed development, City policies and regulations, and to take minutes of the meeting. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
