BVBJRM: Timber Lakes Business Park Transportation Impact study-
Response to staff comments (File: 9897ME02)
The following responds to staff comments related to the
transportation impact study as enumerated.in Steve Olt's letter dated
December 29, 1998. The relevant comments are under item 5, as
offered by Eric Bracke.
a. The need for the signal was evaluated using the peak hour
signal warrant as contained in the, "Manual on uniform Traffic
Control Devices," 1988. The forecasted volumes indicated that
a signal would be warranted at this intersection. I would
agree that the actual need for the signal should be evaluated
periodically as development occurs;
b. The TIS indicates northbound right -turn lanes at both accesses
along Timberline Road in Figures 14 and 15. These turn lanes
will provide smoother operation on Timberline Road.
C. Access to the Bath Nursery property from Parcel A on the west
side of Timberline Road was, mentioned in early comments from
Eric. Joint access, where possible, is generally considered to
be positive, in that it may remove some traffic from the
arterial street. This should be explored and, if practical;
the opportunity should be provided. This action will
necessitate agreement with the property to the south (Bath).
d. The red -lined copy of the Master Utility Plan, with additional
comments, was not included in the transmittal to me:.
Therefore, i am unable to respond to this item.
