HomeMy WebLinkAboutTIMBERLAKES BUSINESS PARK - ODP - 60-98 - CORRESPONDENCE -Under the development review process and schedule there is no revision date mandated by the City. The amount of time spent on revisions is up to the applicant. Upon receipt, the revisions will be routed to the appropriate City departments and outside reviewing agencies, with their comments due to the project planner no later than the third weekly staff review meeting (Wednesday mornings) following receipt of the revisions. At this staff review meeting the item will be discussed and it will be determined if the project is ready to go to the Planning and Zoning Board for a decision. If so, will be scheduled for the nearest Board hearing date with an opening on the agenda. Please return all drawings red -lined by City staff with submission of your revisions. Reynolds Park Engineering Project File W The following comments and concerns were expressed at the City's Staff Review meeting on February 10th: Stormwater Utility 5. The revised utility/grading plans do not consider the storm drainage to the south, into the Bath Landscape site. Transportation Planning 6. There is an existing City bicycle/pedestrian trail to the north of this site. How does it connect or relate to this proposed development? 7. The proposed bicycle/pedestrian trail shown on the ODP needs to connect back to Timberline Road along the south side of the site. 8. Where are existing transit stops in the area? Current Planning 9. The limits of development must be identified on the ODP. 10. The spacing of the public roadways into the development, as shown on the ODP, does not meet the requirements as set forth in Sections 3.6.3(C)&(D) of the LUC. The maximum distance of 660' between intersections must be maintained, unless an alternative compliance development plan is submitted, reviewed, and approved by the City [Section 3.6.3(H) of the LUC]. Natural Resources 11. A copy of the purchase agreement should be submitted for review. 12 More detail regarding the off -site wetland and natural area to the east is needed. This completes the staff comments at this time. Additional comments will be forthcoming if received from City departments and outside reviewing agencies. The Current Planning Department received a letter from the Sharp Point Partners (dated February 9, 1999) stating that they have decided not to pursue the Timberlakes project. City staff will not be conducting any more review of this project unless directed to do so by the applicant. If the intent of the developers is to formally withdraw the development request from consideration then that should be done in writing, again to the Current Planning Department. Comm, cy Planning and Environmental _ _rvices Current Planning City of Fort Collins February 19, 1999 BHA Design, Inc. c/o Jenny Torrey 4803 Innovation Drive Fort Collins, CO. 80525 Dear Jenny, Staff has reviewed your revisions for the TIMBERLAKES BUSINESS PARK, Overall Development Plan (ODP) development proposal that were submitted to the City on January 13, 1999, and would like to offer the following comments: 1. This development proposal, being an Overall Development Plan for a multi- phase project, is identified as a Planning and Zoning Board (Type II) review under the City's Land Use Code (LUC). This is set forth in Section 2.3.2(G) of the LUC. 2. Jenny Nuckols of the Zoning Department stated that maximum parking numbers will be/should be calculated_ at the time of submittal of a Project Development Plan (PDP). Different uses have different allowed parking maximums, as set forth in Section 3.3.3(K)(2) of the LUC. The City is unable to accurately verify the parking requirements until the square footage of each proposed use is known. Please contact Jenny, at 221-6760, if you have questions about her comment. 3. Eric Bracke of the Traffic Operations Department has no further comments at this time. 4. Kim Kreimeyer, the City's Environmental/Natural Resources Planner, stated that the applicant should submit (to Natural Resources) a copy of the purchase agreement showing the buffers around the ponds.
