1. Note has been added to the detail sheet.
2. Erosion control fabric has been added to the areas with 3:1 slopes per notes on plan
set.
3. Swale needs to extend 40' past the end of the curb and gutter to catch the existing
drainage swale. This has been shown on plans.
4. Two copies each of the drainage report and the detention pond design by Anderson
Consulting Engineers have been provided.
EROSION/SEDIMENT CONTROL COMMENTS:
1. Discussed this with Bob Zackley. Plans have been standardized with erosion control
on sheets 5 & 6.
2. Gravel filter has been added to the legend.
3. Cost changed on the erosion control calculations sheet in the drainage report.

TIMBERLINE IMPROVEMENTS
♦ Interim striping and signing, grading and cross -sections were added.
DETAIL
♦ Under drain details added to sheet 38 of 50 for the cleanouts and services.
♦ Under drain notes referencing Sections 2.3 and 3.4 were added to the under drain
cleanout detail on sheet 3 8.
♦ Typical access ramp detail 12.7 was added to detail sheet 39.
PHASING PLAN
♦ Barricades, temporary cul-de-sacs and hydrants were added. Redlines were taken care
of.
TRAFFIC OPERATIONS
♦ Timberline improvements now shown.
LIGHT & POWER
♦ Developer has been in contact with Doug Martine and a supply arrangement is being
worked out.
Street trees coordination has been done.
AT&T DIGITAL
Notes about the Tracts being Utility Easements were put on the plat map.
TRANSPORTATION PLANNING
Crosswalk adjustments made.
♦ Slopes in channel are 3:1 because of lack of room. This was addressed as a variance in
the drainage report.
♦ Concrete path detail section edited and placed on grading sheet.
♦ Note for H.O.A. responsibility for subdrain was added.
OVERALL UTILITY PLAN
♦ Subdrain responsibility note added.
♦ Emergency Access is now labeled.
♦ Concrete path section removed.
♦ Northwest corner enhanced crosswalk removed and a trail connection for alternative
compliance was added.
SANITARY SEWER PLAN & PROFILE
♦ ADS N-12 pipe changed to PVC pipe that will meet AASHTO standard M278.
♦ The under drain mains were added to the plan and profile sheets. A note was added to
detail sheet 38 specifying that construction is to be in accordance with Sections 2.3
and 3.4 of the City of Fort Collins Water Utilities Standard Construction
Specifications.
♦ Outfall from the underdrain will add a minimal 0.48 cfs at build out. This will not
affect the 100-year flow event in the channel south of Trilby.
OFF -SITE SANITARY SEWER PLAN & PROFILE
♦ Underdrain notes modified and design added to plan and profile sheets.
♦ ADS N-12 changed to PVC pipe that will meet AASHTO standard M278.
♦ Underdrain shown on the plan & profile.
♦ Outfall from the underdrain will add a minimal 0.48 cfs at build out. This will not
affect the 100-year flow event in the channel south of Trilby.
♦ Easements relabeled to illustrate difference between permanent and temporary.

Enclosed are responses to the City of Fort Collins comment sheets from the review of the
Linden Park P.D.P. submittal on March 20, 2000.
ENGINEERING
GENERAL COMMENTS
♦ Grading easement not obtained from property owner to the north. A different
arrangement is being looked into.
♦ Agreement letter for NRD easement was provided.
♦ Interim design for Timberline Road was provided.
COVER SHEET
♦ Phasing Plans were numbered 44-47, and a note was added to all sheets that reference
these sheets.
♦ Approval Block was updated.
♦ Ditch owners signature block was added.
PLAT
♦ Note #1 was omitted.
♦ Subdrain responsibility language was added.
GRADING SHEET
♦ Notes for referencing street sheets are now provided.
♦ Temporary construction easements are now provided. Drainage is less than 100-year
historic, therefore drainage easements at the end of the stub -outs are not needed.
6'x6' rip -rap pad can stay on -site. Grading to be done on -site except where otherwise
noted.
♦ Ditch Owners Signature block is added.
