Dear Ron,
As engineer for the Linden Park project, currently under review by City staff for P.D.P., I
hereby formally request a variance to the City standard for street geometry. Specifically,
tangent length between curves. We have proposed a centerline tangent length for Fossil
Creek Parkway near the intersection of White Willow Drive of 51.48 feet. The minimum
tangent length between curves for a local street, per the City criteria, is 100.00 feet.
In an attempt to meet the intent of City Plan in so far as lot and street layout, and based
on the shape of the development parcel, and alignment with Fossil Creek Parkway to the
east of Timberline Road, we feel this variance request is justifiable. We also have met
with Engineering staff to discuss our proposed roadway layout and have received
favorable responses with respect to this variance request.
We respectfully request a variance to the minimum tangent length between curves for
street centerline alignment as discussed above. Please feel free to contact me if you
