Acknowledged October 13, 1999 ♦ The easement for the off -site sanitary sewer has been submitted to the City of Fort Collins. ♦ The limits of development have been added to the off -site sanitary sewer sheet #16-18. ♦ The orange construction fencing is called out on sheets #16-18. ♦ Acknowledged. ♦ Acknowledged. ♦ Acknowledged. Sincerely, Kevin Ash TST, INC. CONSULTING ENGINEERS 25. Acknowledged. The length of downstream riprap per Figure 5-7 in the Urban Drainage & Flood Control District specifies that if one enters Figure 5-7 and gets you are to use Type L riprap for a distance of 3D downstream. 26. We have requested a variance in the drainage report to use 3:1 slopes for Ponds B & C and for the two depressions directly north of Pond A. 27. See SWMM mode and report 28. Acknowledged SWMM COMMENTS: 1. The eastern ponds have been modified and expanded so that there is a common water surface between them. The previous report had designed them with a differential maximum water surface. An analysis has been performed to verify the connectivity between ponds. 2. Please see the revised analysis. The sump northwest of the site discharges to the west to the Southridge Greens golf course via a culvert under the railroad. 3. Please see revised text and analysis. 4. Please see revised analysis. 5. Please see revised analysis and plans. 6. Please see revised analysis and plans. 7. Please see revised analysis. 2/3 open area is a typical value for a grated inlet. EROSION/SEDIMENT CONTROL COMMENTS: 1. Acknowledged 2. The callout is "See Sheet 35" which is correct. 3. Acknowledged 4. Temporary gravel inlet filters are to be installed in front of the outlet structures. This will serve as a sediment trap where it can then be periodically removed. After construction and reseeding, the temporary gravel inlet filters can be removed. 5. Acknowledged. SOUTH FORT COLLINS SANITATION DISTRICT ♦ On the cover sheet, general note # 1 was corrected and notes #22-23 were added to indicate the Districts specifications and requirements. ♦ Acknowledged. The waterline is looped and all plugged ends will have temporary blowoffs. ♦ The waterlines will be buried within the specified range of 5 to 6 feet except where called out on the utility plan. ♦ Acknowledged. ♦ Acknowledged. ♦ Acknowledged. ♦ Acknowledged. ♦ Air release valves will not be used. All high points will be forced at fire hydrants and all plugged ends will have temporary blowoffs. STORMWATER UTILITY 1. Pond A has a natural spillway at the south end of the pond. The pond will overtop at elevation 4936.00. The spill has less than one foot of fall where it meets Fossil Creek Circle. It will then flow south down Red Willow Drive. This overflow will not damage any buildings. Pond B/C has a twenty -foot wide spillway that diverts the flow into Timberline Road. This will be the best spot to spill flow with the least amount of erosion impact. 2. These are not ponds. They serve as catch basins and transfer flows under the road to Pond A. Per Engineering Dept., area is kept as R.O.W. for future north development. 3. The developed flows to the roadside ditch are less than historic rates. Where the curb and gutter begins and ends, there will be transition ditches graded within the R.O.W. to redirect flows. 4. There is no irrigation company. The outlets have been moved within the property even though they were within the implied historic maintenance easement originally. The outlets will remain as designed and will function adequately. 5. Acknowledged. Refer to Line ST-14 in the drainage report. 6. No. Home Owner's Association will maintain and pump each year. 7. We have changed our release rate too historic. There is no need to analyze the Paragon ditch since we are releasing at an historic rate. 8. Sheet 5 & 6 of the plan set includes all of the drainage and erosion control. 9. Acknowledged 10. Acknowledged 20. Acknowledged 21. Acknowledged 22. Removing this exhibit from report. We are oversizing Line ST-1 for an excess capacity of 40 cfs. This excess capacity is located at the property line between Hahn and Robinson. This 40 cfs is excess capacity in the storm line for when/if Hahn and/or Robinson develop their properties. It is a set amount and is by no means the exact amount of runoff that they need. These two property owners will be able to place 40 cfs into Line ST-1. 23. Acknowledged 24. Acknowledged TIMBERLINE IMPROVEMENTS ♦ Design by others. STREET, EROSION CONTROL & SIPHON DETAILS ♦ All redline revisions were made. Access ramp detail should be applicable to revised drive -over curb and gutter layout. PLAT COMMENTS ♦ All Mapping/Drafting comments were addressed. ♦ Consistency between all sheets in the plan set should be complete. ♦ Language for plat was put in. ♦ There is no irrigation ditch company that has jurisdiction over this lateral. ♦ Sight distance easement is now shown. ♦ Fossil Creek Parkway is the new name. ♦ R.O.W. changed to designate a Connector Local. ♦ Note for Homeowners Association responsibility for expanded R.O.W. ♦ Tract F width not commented by Transportation Planning. SOILS REPORT COMMENTS ♦ Subdrain system design to be determined. SITE AND LANDSCAPE PLAN 1. A note has been added on the site and landscape plans (Sheets 1 and 3 of 5). 2.
