This is an alternative compliance request to Section 3.6.3 of the City's Land Use Code
which addresses Street Pattern and Connectivity Standards and specifically
to Section 3.6.3 (F) which states that " All development plans shall provide for future
public street connections to adjacent developable parcels by providing a local street
connection spaced at intervals not to exceed six hundred sixty (660) feet along each
development plan boundary that abuts potentially developable or redevelopable land."
The applicant is proposing four public street connections to the south and three public
street connections to the north within the 660 foot intervals (see Site Plan).
Existing wetlands located immediately northwest of this site may prohibit a street
connection to the northwest of Prairie Hill Drive. One bike/ pedestrian connection is
proposed on the northwest to link with future bike / pedestrian trails.
We believe the proposed plan accomplishes the required connections to the adjacent
developable land to the north and south.
