See site plan (Sheet 1 of 5). Please see the attached revised written alternative compliance for the northwest connection. aaa) Street connections have been provided to allow intr- and inter -neighborhood connections per FC- T3.1 and FC-T-3.2. 12) Acknowledged. 13) Individual tract and open space area square footage breakdowns and percentages are shown on the land use breakdown schedule on the site plan (Sheet 1 of 5). 14) Acknowledged. Transformers are to be located and will be no more than 10 feet from a paved surface and screened from view. See note on landscape plan. 15) Irrigation system connections are shown on the landscape and utility plans. All landscaping will be continuously maintained per Section 3.2.1 Q). 16) Acknowledged. See note on landscape plan. 17) All redlined documents are attached with the plan revisions. 18) All sidewalk/ trail systems throughout the development have been coordinated with Transportation Planning Services. The developer will continue to meet with the required utilities and the City of Fort Collins Planning Department to ensure that the to insure the design is compatible with the applicable street tree code requirements. b) Acknowledged. Earth tone colors will be used with a complimentary trim. b) Scaled dimensions are shown on the elevations (See Sheet 3 of 5). c) No park monuments are proposed. 10) Low, Mixed -Use Neighborhood (LMN) District (LUC Section 4.4): a) For gross and net densities please refer to the land use breakdown schedule on the site plan (Sheet 1 of 5). b) An open play area is provided in the neighborhood park. Acknowledged. Item S. 1) All property lines, rights -of -way and sidewalk widths are shown on the site plan and details (Sheets lof 5 and 4 of 5). 2) Contour lines have been turned off on the site plan. 3) All appropriate road designations are labeled and shown on the site plan (Sheet 1 of 5 ). 4) For information on Timberline Road right-of-way improvements and designations see site plan and details (Sheets 1 of 5 and 4 of 5). 5) All proposed street names have been coordinated with LETA and their comments in letter dated 10/13/99 have been addressed. 6) Acknowledged.
