As engineer for the LindeLva*nniance
project, currently under review by City staff for P.D.P., I � �
hereby formally request to the City standard for street geometry. Specifically,
horizontal curve radius.:e proposed centerline curve radii for the streets near thecomers of the project oet, and.radii as small as.1b5.00 feet for the center circle
drive. (Linden Park Circle).: The minimum .center line radius for a local street, per the
City criteria, is 240.00 feet. .
In an attempt to meet the intent of City Plan in so far as lot and street layout, and, based
on the shape of the development parcel, we feel this variance request is justifiable. We
also have met with Planning staff as well as Transportation and Engineering staff to
discuss our proposedroadway layout and curve radii. We have received favorable
responses from all parties met with.
We respectfully request a variance to the minimum horizontal curve radiifor street
centerline alignment as discussed above. Please feel free to contact me if you should

RE: Linden Par1r, PDP - Variance Request
Linden Park, PDP is requesting a variance to the minimum horizontal centerline radius of 240
feet to a minimum of 165 feet (Table 1 in the "Design and Construction Criteria, Standards
and Specifications for Streets, Sidewalks, Alleys, and Other Public Ways'). Please see the
consulting engineer's letter requesting the variance, and copies of the plan showing the radii
in question.
My opinion is that the variance request be granted for the following reasons:
1. The streets intersecting the circle street, intersect at near right angles.
2. Although, the radii are reduced the angle of departure is not greater than 10-deg.
3. The circle street itself is large (96,093 square feet - The large diameter is 400 feet and
the small diameter is 240 feet.) With that in mind, I do not think that circle would create
an unsafe traffic situation.
4. The circle will have sight distance easements dedicated to maintain the minimum sight`
distance of 300 feet for a 30-mph design speed.

RE: Variance Request, Linden Park PDP
It appears that the tangent lengths at the intersections with the circle street are less than 100 feet,
as well as the centerline horizontal radii being less than 240 feet. However, I understand the
design intent, and I do not expect that this will become a, safety hazard as long as proper
safeguards are implemented:
• the comerand stopping sight distances approaching the intersections will need to be keep
clear for 200 feet and 300 feet respectively, and
• . the speed limits shall be no higher than 25 mph.
The variance, requests can be approved. As always, this variance does not set- precedence .or
change the application of our design standards in other similar situations.
