09/16/2014: The revised plan now shows a sidewalk along the southern edge of the property. Please
check to see if the 90 degree jogs are allowable by ADA. The assumption that the comprehensive
east/west pedestrian connection will occur on the parcel to the north is not ideal, but acceptable.
08/19/2014: Transportation Planning staff has commented on a lack on internal pedestrian connectivity.
Such as between the climbing studio and Burger King, there is no sidewalk to get from one to another
- you have to cut through several parking lots.

Amendments of Volume 3 Chapter 7 Section 1.3.3. The current Erosion Control Materials Submitted
do not meet requirements. See redlines for corrections in the Erosion Control Plan. The Erosion
Control Report (Stormwater Management Control) was not submitted therefore did not meet City
Erosion Control Requirements nor State SWMP requirements. The Site will also have to supply an

Building Permit Pre -Submittal Meeting
Pre -Submittal meetings are offered to assist the designer/builder by assuring, early on in the design,
that the new commercial or multi -family projects are on track to complying with all of the adopted City
codes and Standards listed below. The proposed project should be in the early to mid -design stage
for this meeting to be effective and is typically scheduled after the Current Planning conceptual review
meeting. Applicants of new commercial or multi -family projects are advised to call 416-2341 to
schedule a pre -submittal meeting. Applicants should be prepared to present site plans, floor plans,
and elevations and be able to discuss code issues of occupancy, square footage and type of
construction being proposed.

Trees shall not be planted closer than 4 feet to any gas line, no closer than 6 feet to any water or

driveway. A horizontal distance of 40 feet between street trees and street lights and 15 feet between
ornamental trees and street lights shall be maintained. Plant material shall be adjusted in the field to

The south most existing street tree along Joesph Allen is a green ash that has been broken off at
about 2 feet and two major stems have grown from below the break. The tree has poor structure and
will not be able to be trained to a standard street tree.
Please show this street tree to be removed and replaced with a hackberry.
