Dear Mr. Barkeen
We are submitting a replat for the Linden Park Subdivision. We have put together a
submittal package that should be sufficient to obtain approval for this proposed Replat.
Just to recap our conversation at the City Building back in September, since there was
not an exact form or checklist that specifically related to replat, you redlined a plat
checklist and determined a fee of $100/lot + minor amendment fee of $192 + mailing
labels of $0.50 each. I have included copies of the checklist and a letter that you sent
me that detailed these requirements.
The need for this change results from the change of ownership that occurred when
Centex Homes purchased the property. Centex has several models that will not fit the
current setback requirements for the corner lots as they were approved. Corner lots
have been widened anywhere from three to five feet to accommodate the Centex
models. After making this modification, the adjacent lots had to be adjusted to maintain
a minimum frontage for their product. A Utility Plan Exhibit is also provided to show that
none of the approved utility locations would have to change. Individual lot grading was
not required for this project, so the Final Grading Plan that was approved by the City will
not have to be adjusted for the new lot lines.
