and Consistency with the City Structure Plan
The City Structure Plan indicates two neighborhood designations for the Keating Property — Low -
Density Mixed -Use Residential to the west and Medium -Density Mixed -Use Residential closer to
Timberline Road. The Keating property including Annexations No. 1 and No. 2 totals 37.75 acres.
The developer's intent is to develop a residential project with a minimum average density of 5
dwelling units per acre. We believe the most appropriate zoning for the property would be LMN
Low -Density Mixed -Use Neighborhood. The proposed project would be consistent with the
requirements in the LMN District.
The following Principles and Policies would be achieved by the proposed Annexation and Zoning:
Principle LU-3
The proposed zoning is consistent with the City's Structure Plan.
Principle T-1, T-4. T-5
The residential development would be within walking and biking distance of a Neighborhood
Commercial Center indicated on the City's Structure Plan north of the Keating property.
Principle HSG-1
The proposed zoning will require a minimum of two distinct housing types.
Principle GM-5
The proposed development can be adequately served by existing infrastructure.
Principle AN-1
The proposed new neighborhood will be part of a broader community structure suggested on the
City's structure Plan.
Principle UGE-1
The property is within the City's Urban Growth Area Boundary
