Collins, CO 80524 Attn: Peter Barnes Re: Old Town North — Project Development Plan Response to Zoning Comments, dated December 5, 2000 Dear Mr. Barnes: This is a response to your project comments regarding Old Town North — Project Development Plan. Original comments and responses to each are provided: 1. Still need to change "townhome" terminology to "attached single-family", i.e. Phase I states 106 Tonwhome units — needs to be 106 attached single-family. There is no such iise as a townhome! R See response provided by BHA. 2. Plat needs to show all lot line dimensions of each lot and square footage of each lot. Also, needs to show street names and label alleys, easement, etc. R Lot dimensions and square footage is presented on the plat. Physical features such as street names, alley labels, easments, etc. are also presented on the plat. 3. Landscape plan needs much more it for•niation, i. e. quantities, labeling of trees, plant notes. R See response provided by BHA. 4. Side setbacks to a street ROW lime must be 15'. The "typical lot layout" sheet seems to show only a 9'setback. Sec. 3.5.2(D)(2) "Street" as defined would also inchide alleys. If these are dedicated alleys then the side setback from an alley nuis•t also be 15 ', or will need a modification. R See response provided by BHA. 5. The open, surface parking spaces need 20' backup drive. On the "typical lot layout" sheet, they scale to less than that. R Acknowledged. Surface parking space dimensions have been adjusted. 6.
