6. Some of the buildings have a 9' setback. The minimum to install utilities (assuming phone &
CA TV are in the rear) is 13'. If phone and CA TV are in front (joint with electric), the
setback needs to be increased to provide room for PSCO to install gas mains between water
stop boxes & utility pedestals. Check with PSCO for their requirements.

7. What does "mixed use " shown on the site plan mean? Mixed -use D. U. ??

8. The narrow lots will require at least one of the electric or gas meters to be on the front of the
house. There is room on the open side of the house for only one of these meters, and it will
need to be very close to the front of the house (within 4 ft). It appears necessary, for the exact
electric and gas meter locations to be committed 16 on each lot before construction of the
development starts. This would need to be committed to in writing (how?) before the
development is approved

9. Townhouse buildings will need to have electric meters ganged" together instead of having
a separate meter on each unit.

Response to Light and Power Comments, dated December 6, 2000, and
Memo dated December 19, 2000
Dear Mn Martine:
This is a response to your project comments regarding Old Town North — Project Development
Plan. Original comments and responses to each are provided:
1. Plat needs to identify all dimensions on each lot (inchiding area).
R Plat includes the dimensions for each lot.
2. Electric meters will need to be on the front of the houses, or if gas meters are placed on the
front, then electric meters could be on the side. Both gas and electric meters cannot be on
the side, meter locations must be coordinated and finalized on each lot prior to development.
R Acknowledge. A utility coordination meeting was held on January 30, 2001. Utility
requirements and easements were discussed. The plans reflect those discussions and the
agreed upon utility arrangement locations. A lot detail has been provided which represents
the utility locations.
3. ,Ctreet trees must be a minimum of 40 ft front any streetlight. Therefore, the 2 lots adjacent to
any streetlight cannot have a street tree.
R Acknowledged. Minimum offset distances for trees and streetlights have been considered in
the plans.
4. Utility plan does not show water or sewer services. Locations of these may affect the
viability of providing electric service.
R The current plan set and utility plan sheets have been updated to show additional utility
detail.
5. A 1 "=100' scale is difficult to review adequately. A I "=50' would be much better.
R Plan sheets are scaled at a 1"-50'.
