This memorandum is the Preliminary Transportation Impact

Analysis for the Old Town North development, located north of Vine

Drive and west of future Redwood Drive in Fort Collins. This is a

mixed use development consisting of two phases of residential

development and one phase of commercial development. Phase 1
a

consists of 70 single family dwelling units and 82 townhome dwelling

units. Phase 2 consists of 51 single family dwelling units and 56

townhome dwelling units. The land uses in Phase 3 have not yet been
determined. This preliminary analysis consists of trip generation
N
and an assignment of peak hour trip ends to the key intersections.

Table 1 shows the daily and peak hour trip generation for
Phases 1 and 2 of Old Town North. These estimates were determined
using Trip Generation, 6u' Edition, ITE as the reference document. The
trip generation for Phase 3 will be determined later in the review
process.
According to available site plans, Phase 1 will access what
appears to be an extension of Blue Spruce Drive. Initially, Blue
Spruce Drive will intersect Vine Drive south of the site. It is
expected that there will be no other public access with Phase 1.
Figure 1 shows the expected site generated traffic at the Vine/Blue

Spruce intersection with Phase 1 of Old Town North.

With Phase 2 of Old Town North, it is expected that there will

be a connection to Redwood Drive at the east end of the site. It is

that Redwood Drive would be completed between Vine Drive and

Conifer Street by or before the development of Phase 2 of Old Town

North. Figure 2 shows the expected site generated traffic at the

Vine/Blue Spruce intersection and the Vine/Redwood intersection with

Phases 1 and 2 of Old Town North. The assignment shown in Figure 2

assumes that Blue Spruce Drive will not be extended to the north.

available site plans. The timing and design of the new Vine Drive
