3. Michael Coley of the Engineering Department offered the following comments:
a. A 6' wide rear lot utility will be required. At time of submittal of a replat of
the property it will be determined if other utility easements are necessary.
b. Additional street right-of-way for Crestmore Place may be needed on this
property.
C. Street oversizing fees of $895 per dwelling unit for the second home, if
built, will apply. The fees will be collected at the time of issuance of
building permits. Possible modifications to the fees are going to City
Council for review and approval sometime yet this year. If approved, the
new fees will be based on vehicle trip generations'by the development.

4. Gary Lopez of the Zoning Department offered the following comments:
a. This property is in the RL - Low Density Residential Zoning District.
b. Each residence must have a minimum 6,000 square foot lot/property
associated with it.
C. The property has to be platted to allow a new house to.be built on it.
d. Each house will have to meet the zoning district setback requirements
(from property lines) as set forth in the Land Use Code.
e. A new house on this property would be subject to the City's building
permit review process.
f. Since the property is not presently a subdivided, platted lot it, must be
platted before a second house can be built on the property.

5. Roger Buffington of the Water/Wastewater Department offered the following
comments:
a. There is an existing 20" water main and 8" sanitary sewer main in City
Park Avenue that can provide services to this property.
b. Plant investment fees and water rights will apply to the construction of a
new house on the property.

LAND USE DATA:
Request to subdivide an existing single family lot, located at 609 City Park Avenue, into
two lots. The lot is on the northwest corner of City Park Avenue and Crestmore Place.
The property is in the RL - Low Density Residential Zoning District.
COMMENTS:
Doug Martine of the Light & Power Department offered the following
comments:
a. Service to the new lot will probably come from Crestmore Place.
b. Utility easements, as necessary, must be dedicated with the replat.
C. Normal electric development charges will apply to this replat and will be
due at the time of issuance of building permits.

2. Glen Schlueter of the Stormwater Utility offered the following comments:
a. This site is in the Old Town basin, where the new development fee is
$4,150 per acre and is subject to the runoff coefficient reduction.
b. Since the property is not presently a platted lot, the standard drainage and
erosion control reports and plans are required ans they must be prepared"
by a professional engineer registered in the State of Colorado.
C. On -site detention may be required unless the downstream outfall system
has the capacity for additional runoff.

For your information, attached is a copy of -the Staffs comments concerning the request
for 609 City Park Avenue, which was presented before the Conceptual Review Team
on November 17, 1997.
This is a request to subdivide an existing single family lot, located at 609 City Park
Avenue, into two lots. The lot is on the northwest corner of City Park Avenue and
Crestmore Place. The property is in the RL - Low Density Residential Zoning District.
The comments are offered informally by Staff to assist you in preparing the detailed
components of the project application. Modifications and additions to these comments
may be made at the time of formal review of this project.
