"See overall utility, site and landscape plans for other comments. " R Acknowledged.. Utility plan redlines have been reviewed and addressed. See the current utility plans for revisions. Once completed, this information will be provided immediately for review. 14. "Do to the age and size of holes existing /proposed in the manhole located at the intersection of East Vine Dr and Jerome street, the base must be replaced. Clearly define this on the overall utility plans. " R The existing manhole is called out to be removed, hauled away, and to be replaced. A new 60" diameter manhole will be installed. 15. "Do not extend proposed sanitary sewer mains beyond the last service. " R Acknowledged. Changes have been made. 16. "As previously indicated, provide details for all water main lowering. " R Please refer to prior comment response. 17. "If the existing 12-inch water main located in Redwood St. is to be relayed, then it must be relayed in the future street right of way. " R The existing 12" water main will remain in its current location during phase 1 construction. Once Redwood Street is ready for construction, the 12" water main will be relayed. Its future location will be within the Redwood Street ROW. A sleeve beneath the Lake Canal crossing at Redwood has been incorporated into this design phase, which will accommodate the future relayed water main. 18. "Clearly define the manholes which are to be adjusted. Provide Adjust detail for adjustments over 16-inches. " R Manholes and adjustment details are now included. An exception is EX MH-12. This manhole will not be affected. Therefore, no adjustment detail will be necessary. 19. "Clearly define what portion of plans are for construction and what is for reference only. " R Acknowledged. Text has been added; lines have been added, removed, or modified all in an effort of providing clarity to the plans. 20. "As previously indicated, provide steel casing all existing. and proposed water/sewer lines which pass below concrete box culverts. Water main valves at intersections have been added or reduced as requested. 9. "Clearly indenter the method for phasing water and sewer mains (2 foot sewer stubs, water mains plugs, etc). " R Phasing of the water and sewer mains has been defined. Mains are stubbed at phase lines, and water mains to be relayed, and noted as such in the plans. Additionally, plan sheets for secondary phases are identified as "For Reference Only." 10. "Gas mains may not pass through, above or below water meter pits. As previously indicated provide 4 feet separation between curbstops and gas/electric lines. Provide 4 feet separation between outside wall of meter pits and building envelopes. " R Separation distances have been reviewed and changes have been made within the plan set. It should be noted, that a detail is provided which identifies and calls out specific separation distances. 11. "Clearly indentify all existing water/sewer lines which are being abandoned. Clearly indentify the method /procedure for the abandonment of existing water/sewer lines. " R The sewer line located along the south end of Jerome Street will be abandoned. This is now clearly labeled. Notes on the utility sheet specify items to be abandoned and by which method. 12. "As previously indicated, maintain a 10 feet separation distance between thrust blocks and all other underground utilities. " R Changes have been made to incorporate the separation requirement. 13. "The City of Fort Collins Utilities standards require an 18-inch minimum separation between existing water/sewer lines and all storm sewer/box culverts. Per our previous meeting, please provide details of how this sanitary sewer and storm sewer conflict may be resolved. Provide details which will show that the existing/proposed pipe will not be located in the flow of the cannel and that the proposed box culvert will not bare on the existing/proposed pipe. Please contact Jeff Hill at 221-6674 or Roger Buffington at 221- 6854 to arrange a meeting to discuss this matter. " R Acknowledged. This is in process. Several instances of conflicts exist between. Lowering details will be provided once completed. Collins, CO 80522-0580 Attn: Jeff Hill Re: Old Town North — Project Development Plan Response to Water and Wastewater Comments, dated June 1, 2000 Dear Mr. Hill: This is a response to your project comments regarding Old Town North. Original comments and responses to each are provided. 4. "Landscape separation requirements have not been met. Please coordinate landscape plan with civil plan and provide the required landscape separation distances. Show and label all existing and proposed water/sewer mains and services on the landscape plans. " R Separation distances between landscape items and utilities have been coordinated. The utility plan set has been updated meeting requirements. See BHA response to comment regarding the Landscape plan. 5. "A 30 foot utility easement is required for all sanitary sewer mains when mains is located outside of a public right-of-way. " R Acknowledged. The utility easement previously identified as being 20' wide, has been changed. The width now is 30 feet and noted as such. 6. "Combine like notes on sheet seven to eleminate excessive numbering. " R Where possible like notes and notes located close together have been combined in an effort to simplify the sheet. 7. "Place gate valves on proposed water main in oder to allow individual isolation of fire hydrants. " R Gate valves on proposed water mains have been added allow for isolation of fire hydrants as requested and per redlines provided. 8.
