Staff has reviewed your submittal for OLD TOWN NORTH ODFY - TYPE II #28-99B, and we offer the following
comments:

All three parcels (A,B, and C) have frontage on the future realigned Vine Drive. Typically it is the responsibility of
a development to provide street trees on the adjacent streets. As each of the ODP parcels come in for
development, the developments within each parcel must contribute to the cost of the street trees for future Vine
Drive. Because the street is not going to be built for quite some time, the cost of the street trees will need to be
escrowed for each filing abutting future Vine. Coordinate this with Sheri Wamhoff when you work out the
development agreement language for the first filing PDP.

The pedestrian/bicycle crossing shown across parcel C benifits both parcel C and Parcel A. If parcel A does not
contribute to the cost of this crossing, it would not be a proportionate amount of cost for few units being
developed in parcel C to bear. As the approval of parcel A approaches the final stages, we need to discuss how
this cost of the pedestrian/bicycle crossing can be shared between the two parcels (A & C). Please coordinate
this in the development agreement language with Sheri Wamhoff.

The future Redwood Drive should be solid black as it abuts all parcels of this ODP. As shown, it does not extend
the solid black line all the way along parcel C. Extend this solid line to include the entire portion that abuts parcel
C.

The dashed line portion of Redwood should not be labeled as "by others." Remove this in both locations where it
is shown (in the legend, and next to the line itself).

Is the existing 12-inch water main to be lowered to accommodate the proposed box culvert? Provide all
information necessary for the construction. Clearly define all connections on the existing and proposed 12-inch
water main.
Be sure and return all of your redlined plans when you re -submit.
