The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, June 21,
2001, at 6:30 p.m. in the Council Chambers**, City Hall West, 300 LaPorte Avenue, will hold a
public hearing on a proposed project in your neighborhood. The proposed project is commonly
known Old Town North Overall Development Plan, File 28-996.
This is a request for an Overall Development Plan for a 45-acre Mixed -Use Development. The
site is located northeast of the intersection of Vine Drive and College Avenue. More specifically,
it is bounded by the Lake Canal on the south, the future Redwood Drive alignment on the east,
the future realigned Vine Drive on the north, and the eastern property line of the businesses
along College Avenue on the west. The entire site is located in the Community Commercial —
North College (CCN) zone district.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and input
in this matter, as well as your neighbor's input, an extremely important part of the City's review
of this proposal. If you are unable to attend the public hearing, but would like to provide input,
written comments are welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may have the
opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee
this item will be heard on the date advertised. For the benefit of those attending the meeting,
the Board typically sets their schedule at the beginning of the meeting.

items may be continued to Thursday, July 1951, 2001 at 6:30 p.m. in the Council
Chambers, City Hall West.
