I went to the meeting, and before it started was told by Bruce from BHA that I wasn't needed at the meeting & he would contact me individually to discuss electric utility issues. To date, I haven't heard from him. I told him that I do have concerns. My concerns include: Plat needs to identify all dimensions on each lot (including area). Also, a V=100' scale is difficult to work with; a V=50' would be much better. What does "mixed use" shown on the site plan mean? The narrow lots will require at least one of the electric or gas meters to be on the front of the house. There is room on the open side of the house for only one of these meters, and it will need to be very close to the front of the house (within 4 ft.). It appears necessary for the exact electric and gas meter locations to be committed to on each lot before construction of the development starts. This would need to be committed to in writing (how?) before the development is approved. Street trees will need to be a minimum of 40 ft. from any streetlight. This means that for mid -block lights, there can be no trees on either lot adjacent to a streetlight. The plans I have do not show any water or wastewater services. Locations of these services may affect ability to install the electric system. Some of the buildings have only a 9 ft. setback. The minimum to install utilities (assuming phone & CAN are in the rear) is 13 ft. If phone and CATV are in front (joint with electric), the setback needs to be increased to provide room for PSCo to install gas mains between water stop boxes & utility pedestals. Check with PSCo for their requirements. Townhouse buildings will need to have electric meters "ganged" together instead of having a separate meter on each unit.
