Show size and limits of street, curb,gutter and sidewalk excavation and repair area for water line installation. All street, CG&S repair shall be done in accordance with City repair standards. 4. Add note to plan, Final limits of repair area to be determined in the field by City Engineering Inspector. 5. Add note on plans that all areas of street that are damaged as a result of potholing for subsurface investigation to locate existing utilities will require a permit from the City Engineer and shall be repaired as per City standards 6. Pothole all mains which could create conflicts during construction. Include elevations of potholed mains on plan set. ➢ Label ownership of all existing mains and show existing valves. ➢ Provide city standard detail for thrust blocks. If a lowering of the fire line will be required, then provide a complete detailed profile of the lowering showing gravity blocks (size of gravity block and rebar wrapped over fitting), thrust blocks, elevations of fire line, existing ground and mains being crossed. ➢ Include City standard general notes on plan set. ➢ See plans for other comments. Park Planning, Forestry, Right of Way Planning, Transfort, Pavement Engineering, Mapping and Drafting, Poudre R1 Schools, US West, Poudre Fire Authority and Street Oversizing: a. I have not received a response from these departments. It is anticipated that they have no comments. If I receive any comments from these departments, as soon as I receive them, I will forward them on to you. 9. Current Planning: a. Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by October 26, 1999. A 30 day extension to this deadline is available. All requests for an extension should be directed to the Current Planning Director. If remaining issues are those that do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the same timeline. b. Please increase the utility easement at the NE comer to at least 9 feet as it goes around the corner. c. Please make your page title conform to the standard plat title block used in Fort Collins. See attached example. d. Please return all redlined plans when you submit revisions. Mountain Ave. Fort Collins, CO 80524 July 28, 1999 Staff reviewed the Submittal of the Turning Point Plat, and would like to offer the following comments: COMMENTS: 1. Water and Sewer Utility Department: a. See the attached comment sheet and redlined Utility Plans from Water/Wastewater. 2. Engineering Department: a. The plat needs to include the standard "notice of other documents" text. See attached document with this text. b. Please see the attached comment sheet and redlined Utility Plans from the Engineering Department. 3. Building Inspection: a. See the attached Building Inspection comment sheet which applies at the time of building permit. 4. TCI: a. The utility easement on the NE comer of this project should be larger. 5. Transportation Planning: a. Please make the sidewalk along West Plum 6 feet wide. 6. Light & Power: a. The Utility Plan should be revised. Electric lines are underground west of existing building. Cable TV and Phone are overhead. 7. Stormwater Utility Department, Traffic Operations, Post Office, Public Service, Advance Planning, Police, Zoning, Natural Resources: a.
