Yes, you are correct. However there needs to be documentation that there will not be any impervious
increases greater that 350 square feet and a letter is sufficient. Also there may need to be some drainage
easements on the plat. Swales conveying drainage through the site or along the property line are
common. As well as onsite detention ponds. So a description of the drainage patterns is needed. If they
are having an engineer prepare the plat it would be best that the engineer make the determination but I
am open to compromise if it makes sense.

Glen,
The fraternity at 801 S. Shields is currently in the process of a change -of -use to a group home. This
change of use is being processed as a minor amendment. As a condition of approval for this change of
use, they are being required to plat the property because it has never been platted. The submittal
requirements for a subdivision plat require a drainage report. Am I correct to assume that you only are
conserned with this report for such a change -of -use if the applicant is increasing the imperviousness by
more than 350 square feet? If so, would a letter from the applicant explaining the amount of impervious
increase suffice?
