Both the Engineering Department and the Zoning Department made this comment. 8) Canopy street tree spacing is required every 25' along Shields adjacent to parking lot area. 9) Trash enclosure must be 20' from the sidewalk. 10) Landscape plan must show species and sizes of existing and proposed landscaping. 11) You need to specify a building envelope on the site plan. The new porch/trellis covers must be within that specified envelope. 12) A [15' average / 5' minimum at any one point] landscape setback is required along Shields next to the parking lot. Mountain Avenue Suite 100 Fort Collins, CO 80524 Rebecca, I received your application for the minor amendment for 801 S. Shields. There are a few items that still need to be addressed. Please re -submit plans that incorporate the following: 1) 40% of the total number of parking spaces you must provide can be compact spaces. If you designate your parallel parking spaces as "compact", then their dimension must be at least 7.5'xl9'. If the parallel parking spots are not considered compact, they need to be at least 8'x23'. If your parking requirement is 20 spaces (as we had previously discussed), a maximum of 8 spaces can be "compact." Please specify on your site plan which of the spaces you are considering "compact." 2) We need a narrative describing how many residents and supervisors, number of employees at any one shift, type of group home, and whether residents can have cars. I know the answers to these questions, but we need written documentation from you clarifying these things for the various departments to review. 3) A 5' lot line landscaping strip is required unless it is a lot line between uses with "collective parking." The 5 foot landscape strip cannot be waived along the west property line, however if you are sharing parking spaces with the parking lot to the south, the lot line would be considered between "collective parking" areas, which would eliminate the requirement for the 5 foot landscaping strip along the southern property boundary. We need a letter signed by the property owner of that parking lot to the south that specifies the number of spaces you will be allowed to use as your overflow parking. 4) Your drive aisle widths as shown do not meet LUC standards. Please refer to Table A and B in section 3.2.2(L) of the LUC for clarification. 5) It appears that you do not have enough space, given the code requirements, to have double loaded parallel parking along the drive aisle on the west. You do, however, have enough space in the western area for single loaded parallel parking while still including the required 5' landscape strip. 6) It appears that you do not have enough space, given the code requirements, to have double loaded perpendicular with parallel parking on the drive aisle on the south. You do, however, have enough space for a double loaded drive aisle on the south side if you have 30 degree diagonal and parallel parking. 281 North College Avenue • P.O.
