Spears, AIA RB & B Architects, Inc. 315 East Mountain, Suite 100 Fort Collins, Colorado 80524 May 19, 1999 SUBJECT: VARIANCE REQUEST FOR TURNING POINT: 801 SOUTH SHIELDS STREET Dear Miss Spears: This letter is to inform you that Cam McNair, the City Engineer for the City of Fort Collins, has granted you a variance to the City's Street Standards. The variance is granted with the condition that the Owner/Developer work with the Development Review Engineering Department to "improve the west entry and parking lot, and to accentuate it through signage and curb cut improvements, so that the west entry becomes the primary access to this property." He also encourages the Owner/Developer to work with the Development Review Engineering Department and Eric Bracke, the City's Traffic Engineer, to try to eliminate or minimize left turns into the east entry. The east entry should become a single movement, right -in situation, if possible. It is of the opinion of Mr. McNair that the justification presented by your firm does support the need of the variance. The variance is for the reduced distance of the east access from an intersection. If you should have any questions concerning this matter, please contact this office at 970/221.6605. _ Sincet Tim Blandford Development Review Civil Engineer City of Fort Collins cc: Troy Jones, City Planner Dave Stringer, Development Review Supervisor file 281 North College Avenue • P.O.
