Box 580 Fort Collins, CO 80522-0580 Re: Turning Point: 801 So. Shields Architect's Project No.: 9908 Dear Mr Blandford, I am writing in regard to the property at 801 South Shields Street. My client, Turning Point Center for Youth and Family Development, currently has the property under contract and is considering using the existing building for a residential treatment facility and administrative offices. This is being considered a minor amendment by the current planning department. The engineering department has stated that the existing entrance from Plum Street to the parking area in front of the building may not be used as it is too close to the intersection at Plum Street and South Shields Street. I would like you to bring a recommendation of variance on this standard to the city engineer so that the parking area may continue to be used. As you may know, the city designed and constructed the improvements in front of the building as part of the project to widen Shields Street five years ago. This was done in exchange for the additional right-of-way required. Due to the location of the building on the lot, it is not possible to use this parking area except as c--ar.cwdy accessed from Plum Street. Cars can not physically enter from the south, park, and then back out, turn around and exit to the south. Since this is a minor amendment and involves an existing condition and we are not proposing to further deviate from the standards of the Land Use Code, we are asking you to recommend consideration of this variance..
