HomeMy WebLinkAboutTURNING POINT PLAT - PDP - 12-99 - CORRESPONDENCE - (6)Jim Becker Turning Point 1644 South College Ave. Fort Collins, CO 80525 Mr. Becker, As we discussed in our telephone conversation, because of the lack of public concern your proposed change of use at 801 S. Shields will be processed as a minor amendment rather than a project development plan (PDP). The items that you will now be required to submit will be slightly different than the items required for a PDP (described in the February 23`d letter to Chris Wells). This letter is meant to clarify your submittal requirements for the project now that it will be a minor amendment. 1) Written Documents • Application Form • Filing Fee of $168 2) Site Plan, Landscape Plan and Elevations of existing conditions (1 copy of each). According to city files, the original building permit for this building was pulled in 1959. There are no plans or elevations in the city files for most projects from this era, including this site. We do however still need to see the existing conditions in order to compare them to your proposed changes. If you cannot locate any drawings of the existing conditions, they will need to be generated. 3) Architectural elevations showing the proposed changes to the existing conditions of the building exterior. Put a subtitle somewhere on this drawing identifying it as a "minor amendment." The changes or additions to the existing building should be dawn in thick line weights and should be superimposed upon the drawing of the existing condition in thin line weights; that way the changes are easily identified in the review process (2 copies). 4) Site plans, and landscape plans of the proposed changes to the existing conditions of the site (as described in the February 23`d letter). Put a subtitle somewhere on these drawings identifying them as a "minor amendment" (2 copies of each). 5) Existing and Proposed Utility Systems (as described in the February 23`d letter) (2 copies). At the conceptual review, there were no water, sewer, or power usage changes being proposed. If you determine that you will have a change in usage for these utilities, let me know so I can see what the departments want you to show on the plan. The Stormwater Department will need drainage and erosion control information from you if you will be increasing imperviousness area of the site by more than 350 square feet. Contact Basil Harridan in the Stormwater Department if you will need to provide this information to get the specifics. Call me at 221-6206 if you have any questions about anything.
