If you want, I'd me glad to go through your original comment sheet and modify it so is pertains to your new proposal. Just let me know. Also, keep in mind that in the Land Use Code Section 3.8.6, the requirements for Group Homes are specified. One thing to note from those regulations is that the maximum number of residents (excluding staff) for any group home anywhere in the city is 20. If this is inconsistent with your plans, call me and we can discuss the process to seek a modification to the standards. The parking requirements will be based on the number of employees that will be expected to be working in the building during a single shift. We want to conduct a neighborhood meeting early in the process. This can be done prior to your submittal. We would like do it early to get the issues on the table before you take the time and expense of producing the detailed plans. In order to do this, we will need one set of APO labels and the $0.50 per label, at least 2 weeks prior to the meeting. At the meeting, you should probably have someone from the organization that would be running the group home, yourself, and a schematic plan of the site and landscaping changes that you would propose. Since you will not be changing the exterior of the building itself, you will not need to provide elevations. 3) Site Plan Drawings • 3(a), (b), (d), (1), spot elevations to show any new curb/drainage issues along Plum instead of (m), (p), (r), (u), (w), (x), (y), (z), (bb)(i), (bb)(ii), for (bb)(v) you only need to show bike lanes and pedestrian connections to transit, (cc), (dd), (ff), (gg), and (hh) from the "submittal requirements" list. 4) Landscape Plan — Apply all requirements that pertain to your specific landscape design from item 4 on the "submittal requirements" sheet. 5) Existing and proposed Utility Systems — Because this is an existing building, and you are not proposing any utility changes, this does not need to be its own plan, but the following items can be included on the site plan • locations of existing on site water and sanitary sewer lines, and meter boxes, • locations of existing electric, gas, and telephone lines, • locations of fire hydrants, • locations of proposed trash collection areas, • make a general note on the site plan that mentions that because it is an existing building and because no utility changes are proposed, that any pertinent utility information is included on the site plan. 6) Street Cross Sections — waived by Engineering 7) Soils Report — waived by Engineering 8) Drainage and Erosion Control Report — waived by Stormwater under the condition that there is will be no more than 350 square feet of imperviousness added to the site.
