Mountain Avenue Suite 100 Fort Collins, CO 80524 Rebecca, I am attaching a copy of the submittal checklist for the plat that is required for 801 S. Shields. Items Waived: • Soils Report • Street Cross Section Schematics Items modified: • Drainage Report — If you are increasing the impervious area on the site by more than 350 sq. ft. you must submit a drainage report. If you are not increasing the imperviousness area more than 350 sq. ft. you would need a letter explaining the amount of impervious increase and a description of the drainage patterns. You may also need to show some drainage easements on the plat. Swales conveying drainage through the site or along the property line are common, as well as detention ponds. Have your engineer contact Glen Schlueter at 224-6065 to determine specifically what is needed. • Transportation Impact Analysis — Eric Bracke, the city's traffic engineer, said that a fraternity generates more vehicle trips than a group home, therefore you will not need to provide a traffic study. Kathleen Reavis (224-6140) from the Transportation Department may have some pedestrian, bicycle, and/or transit concerns that may need to be addressed.
