Poudre Fire Authority:
1. As shown on the plans, a looped emergency access will be platted. At the southeast corner of the site
flexible bollards will be placed at the approach to prevent uses other than emergency access. The
signing and striping of the fire lane will be completed with the building permit approval process.
2. Address numbers will be addressed with the building permit approval process.
3. A fire hydrant is located within 300 feet of this site. The hydrant is part of the City of Fort Collins
water utility's system and it is assumed that the hydrant will have adequate flow rates and pressures.
4. The "Knox Box" will be addressed by the architectural plan submittal.
5. The building sprinkler system will be included within the architectural plan submittal. The civil
engineering drawings have provided the site with a 6-inch fire sprinkler service.
Advance Planning:
1. The sidewalks are 6 feet wide to allow for 2-feet of car overhang and a passage width of 4feet.
2. I believe the architect has made the appropriate minor architectural changes.

Dear Brian:
The following are responses to the review comment letter of March 8, 2001 and the individual routing
sheets from the various City Departments and Outside Utilities:
Current Planning:
1. Refers to 90 days to respond.
2. Park Requirement — See revised plan and supporting documentation.
�V. Readability of Site Plan — The Site Plan was revised to be at 1 "=20' as requested.
4. Bike Parking — See revised plans.
5. Landscaping Plan — The plan has been revised to show the groundcover types.
6. Parking Spaces — One parking space was added, bringing the total to 51. A Modification will be
pursued for this item.
7. Building Height — The plan has been revised to show the correct building height.
8. Site Lighting — A detail has been provided.
9. Note 12 on Site Plan — Revised as requested (See revised plan).
10. Relocation of Existing Light along Elizabeth — The Site Plan has been revised to show the
proposed location.
11. Increase Handicap Spaces from 2 to 4 — This has been revised as requested (see revised Site
Plan).
12. Additional 1 foot of ROW will affect the existing Utility Easement— Both the ROW and Utility
Easement have been adjusted as requested.
13. Dimensions on Site Plan — These have been shown on revised Site Plan.
Engineering:
l . Revise Driveway Location — This has been revised to a 2 way driveway on the west side of the
site per meeting with City and PFA.
2. One Way Access — This has been eliminated. (See Engineering Response No. 1.)
3. Dedicate Additional ROW — This has been completed as requested.
4. Radius Style Driveways — A Variance Request is included with this re -submittal.
5. Note for Street Patching — Note added to revised plans as requested.
6. Additional Spot Elevations — Additional Spot Elevations provided on revised plans as requested.
7. Sheet 9 is unreadable — Sheet 9 has been revised to the proper scale for legibility.
