The overall objective of making improvements to this site is to make it conform to the Land Use Code requirements so that our client can establish a tenant in his building. Box 580 Fort Collins, CO 80522 Re: Statement of Planning Objectives - 302 North Meldrum Street Project No. 0900-041 Dear Mr. Olt, This is a request for a change in use on the property at 302 North Meldrum Street from the Eagles Service Club to Custom Tabs & Specialties (a light industrial use). This project is being submitted as a minor amendment as directed by Bob Blanchard. To receive approval for the change of use, the property must undergo several improvements that are further explained. The site is currently a gravel parking lot with an existing pan at the flowline of Maple Street and an existing curb, gutter, and 5' detached sidewalk along Meldrum Street. To conform to the Fort Collins Land Use Code, the following proposed improvements have been designed. The existing pan on Maple Street will be replaced with vertical curb and gutter. Maple Street, in front of the site, will be striped as diagonal parking similar to the diagonal parking on the rest of the street. There will be a 15' landscape area along Maple Street that includes a 5' detached walk. A handicap ramp will be located at the end of this walk where it meets Meldrum Street. Meldrum Street will retain the existing curb, gutter, and walk. The interior area of the parking lot will be paved with asphalt. Six parking spaces along with one handicap space will surround the interior of the lot. A handicap ramp will traverse from the handicap space to the main entrance along the exterior wall of the building. The southeast corner of the lot will house a trash receptacle with enclosure. The rest of this area will be landscaped with a walk leading to an exit from the building. There is also a bike rack near the trash receptacle (see page 3 of the plan set) Some of the other items that were addressed in the Conceptual Review Staff Comments are the following: 1. Speaking with Eric Bracke, it was determined that a traffic impact study was not required. 2. A landscape plan is included in the plan set. 3. Bike lanes and Transfort bus stops are shown on page 2 of the plan set. TST, INC.
