KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owners and proprietors
of Lots 5, 6, 7, 8, •9 and 10 Riverside Subdivision, Seventh Filing, City of Fort Collins, County of
Larimer, State of Colorado, do hereby dedicate and convey to and for public use, forever hereafter,
the following described easements; provided, however that 1) acceptance by the City of this
dedication of easements does not impose upon the City a duty to maintain the easements so
dedicated.
Easement No. `l : A 15.00 foot wide utility easement situate in Lots 5, 6, 7, 8, 9 and 10,
Riverside Subdivision, Seventh Filing which begins at a point on the Southerly line of said Lot 5
which bears N70*49'20"E 7.59 feet from the Southwesterly corner of said Lot 5 and runs thence
N70049'20"E 15.17 feet along the said Southerly line; thence along the arc of a 1027.50 foot radius
curve to the left a distance of 183.49 feet, the long chord of which bears N32°47'45"W 183.25 feet
to a point on the Northerly line of said Lot 10; thence S70°49'20"W 15.85 feet; thence along the arc
of a 1012.50 foot radius curve to the right, a distance of 183.66 feet, the long chord of which bears
S33000'16"E 183.41 feet to the point of beginning.
Easement No. 2: A utility easement situate in Lot 10, Riverside Subdivision, Seventh Filing
which begins at a point on the Northerly line of said Lot 10 which bears N70°49'20"E 23.80 feet from
the Northwesterly corner of said Lot 10 and run thence N70°49'20"E 48.14 feet along the Northerly
line of said Lot 10; thence S61°16'20"W 37.23 feet; thence S50°51'4811W 8.89 feet; thence along the
arc of a 1027.50 foot radius curve to the left a distance of 9.71 feet, the long chord of which bears
N37038'32"W 9.71 feet to the point of beginning.
