KNOW ALL MEN BY THESE PRESENTS: That the undersigned Steven G. Fobes, being the
owner and proprietor of Lots 5, 6, 7, 8, 9, and 10, Riverside Subdivision, Seventh Filing, City of Fort
Collins, County of Larimer, State of Colorado does hereby dedicate, transfer, and convey to the City
of Fort Collins, Colorado, a Municipal Corporation, for public use forever a permanent right-of-way
for public street purposes in the City of Fort Collins, County of Larimer, State of Colorado, more
particularly described on Exhibit "A" attached hereto and by this reference made a part hereof.
It is understood by the undersigned that, by acceptance of this dedication, the City of Fort
Collins will not accept the duty of maintenance of such right-of-way until permanent improvements
have been made and accepted by the City.
A part of Lots 5, 6, 7, 8, 9 and 10, Riverside Subdivision, Seventh Filing which begins at
Southwesterly corner of said Lot 5 and runs thence N70°49'20"E 7.59 feet along the Southerly line
of said Lot 5; thence along the arc of a 1012.50 foot radius curve to the left a distance of 183.66 feet,
the long chord of which bears N33000'16"W 183.41 feet to a point on the Northerly line of said Lot
10; thence S70°49'20"W 7.95 feet to the Northwesterly corner of said Lot 10; thence along the arc
of a 1005.00 foot radius curve to the right a distance of 183.76 feet the long chord of which bears
S33006'38"E 183.50 feet to the point of beginning, containing 0.0316 acres more of less.
