HomeMy WebLinkAboutA - Z PARTY RENTAL - PDP - 11-99 - CORRESPONDENCE - RESPONSE TO APPLICANTREVISION COMMENT SHEET DATE: December 27, 1999 DEPT: Stormwater PROJECT: A TO Z PARTY RENTAL (TYPE I, LUC) All comments must be received by Troy Jones no later than the staff] review meeting: Wednesday, December 29, 1999 UL6 2 8 1999 • Prior to this item going onto a public hearing Stormwater has one remaining issue to resolve: The engineer needs to provide documentation that the addition of fill and the building on the proposed A-Z Party Rental lots will not adversely impact the neighboring properties. Calculations should show that the depth of overtopping of the flows coming off of Riverside Ave. into the Pitkin Outfall Channel is not increased due to the proposed grading on the site. Particular attention should be given to the building immediately to the north of the proposed site that looks like it is currently flooded. No adverse impacts will be allowed to occur on any of the neighboring properties. Calculations should also be provided to show how the 541 cfs coming into the Pitkin Outfall Channel will be handled through the upper part of the channel where there is currently no capacity to handle such flows. Will these flows affect the proposed building if no improvements are done to the current channel? If these flows do affect the proposed building then will there be any improvements proposed ?? I went ahead and routed the items that you submitted, and will have formal comments back to you by January 19, 2000. Most of the outstanding issues are minor enough not to hold the project back from hearing, but you need to understand that all the issues must be fully resolved as part of final compliance review. Even though the project is being formally reviewed for the 3`d round of comments, there are only a few items that must be resolved before the project can go to hearing. As soon as you satisfy the following outstanding issues, we can schedule the project for a hearing: 1) A written alternative compliance request for section 3.2.1(D)(2)(b) of the Land Use Code for the location of the street trees, and 2) The attached comment sheet from the Stormwater Department must be satisfied to the satisfaction of Basil Hamdan.
