Traffic Operations: We added a letter regarding Traffic Impact and added a walk from building to Riverside Sidewalk. 4. The Traffic Impact letter explains the kind and size of trucks that are used for this business. 7. We increased size of trash enclosure for recycling area. 17. a. The canopy shade trees are farther back from the sidewalk due to the existing sewer line is 10.00 feet from the back of the walk and the trees must be 10.00 feet from the sewer line. We have four canopy trees as close to the sidewalk as possible and two more a little farther back. We also have three ornamental trees along the front of the building. b. We added an island to increase the landscape area. The landscape area on the Northerly side of the parking area is a part of the 6% landscape area because it has parking adjacent to the landscape area. c. Full tree stocking has been maintained d. A bike rack is shown near the main door. e. A 6.00 foot wide sidewalk runs from Riverside Drive to the main door. f. A Traffic Impact letter is enclosed to Mr. Tom Cook. g. The maximum length of truck used is a 22 foot long City Van. There are no tractor trailers used at this business. h. We have only one handicap parking space on the revised plan. 1. The lighting is shown on the elevations of the building and all are down directional lights. j. The signage is on the building and is shown on the building elevations. k. 7.50 feet of right-of-way was dedicated by separate instrument.
