We are requesting a review for a "variance" based on:
ARTICLE 2.8.2(H) (2): that in part states; "would address an important community need
and would substantially alleviate an existing, defined and described problem of city-wide
concern". These issues are further enumerated below.
This property is now NCM-Neighborhood Conservation, Medium Zoning District, that
allows the construction of two, four -unit buildings.
Our feeling is that eight units on this property of 13,600 square feet would greatly impact
the water usage, noise polution with the greator amount of traffic and off street parking.
Our proposal allows for a large area of vegetation that is more conducive and in line with
the existing neighborhood.
Our intent is to create a quality project that would be extensively landscaped with a
grouping of attractive houses.
We sincerely hope you will consider our request positively, we are looking forward_ to
working with the City of Fort Collins.
