LAUREL - 20-99 - SUBMITTAL DOCUMENTS - ROUND 1 - MODIFICATION REQUEST (3)GEMINI LLC August 20, 1999 City of Fort Collins 281 North College Ave. Fort Collins, CO. 80522-0580 Att: Steve Olt RE: 718 East Laurel; Modification of Standard, per section: 4.7(D) (1) We are requesting a review for a "variance" based on: ARTICLE 2.8.2(H) (2): that in part states; "would address an important community need and would substantially alleviate an existing, defined and described problem of city-wide concern". These issues are further enumerated below. This property is now NCM-Neighborhood Conservation, Medium Zoning District, that allows the construction of two, four -unit buildings. Our feeling is that eight units on this property of 13,600 square feet would greatly impact the water usage, noise polution with the greator amount of traffic and off street parking. Our proposal allows for a large area of vegetation that is more conducive and in line with the existing neighborhood. Our intent is to create a quality project that would be extensively landscaped with a grouping of attractive houses.
