(H) (3)(a) that states: " to which the proposed amendment is compatible with existing and proposed uses surrounding the subject land, and is the appropriate zone district for the land" and; Article 2.8.4. (H) (3)(b) that states: "to which the proposed amendment would result in significantly adverse impacts on the natural environment, including, but not limited to, water, air, noise, stormwater management, wildlife, vegetation, wetlands and the natural functioning of the environment" This property is now NCM-Neighborhood Conservation, Medium Zoning District, that allows the construction of two, four -unit buildings. Our feeling is that eight units on this property of 13,600 square feet would greatly impact the water usage, noise polution with the greator amount of traffic and off street parking. Our proposal allows for a large area of vegetation that is more conducive and in line with the existing neighborhood. Our intent is to create a quality project that would be extensively landscaped with a grouping of attractive houses.
