HomeMy WebLinkAboutTURNING POINT - MODIFICATION OF STANDARD - 12-99A - CORRESPONDENCE - CITY COUNCIL (3)Jim Becker From: Jim Becker Sent: Wednesday, December 08, 1999 3:33 PM To: 'Ray Martinez' Cc: Jim Becker Subject: RE: 801 S. Shields Street Ray Thanks for your follow-up. In summary, I have not heard anything from the City Manager's office regarding the prior memo. No call, message, or meeting. However, I have been dealing with City staff on two issues, and they have been reasonably cooperative: Troy Jones from current planning has assisted us in applying for a "Modification of Standards" from the P&Z Board. Turning Point will attend a planning session on our request this Friday, and the item will be on the P&Z agenda for December 16th. The request is to allow a maximum of 36 residents in the buildinginstead of the typical maximum of 20 residents. Troy has been very helpful, and, as far as I can tell, thorough this time (in previous efforts, the difficulty with Current Planning was that every time we thought we had met the requirements, we were told "Oh, there's one more thing..."). I guess we'll know for sure after the P&Z meeting. Mike Gebo from the Building Department has met with us (at Turning Point's request and initiation) to discussion option for the remodel of the building and his interpretation of the building code. We are still early in discussions, and I don't have a feel for how cooperative he is in his approach this time around. The Building Dept. has now decided that it is allowable for Turning Point to pull our own building permits for the project and act as general contractor on the project. (They were unwilling to allow that before, although we could find no item in statute or code that prohibited it.) In general, Turning Point's new approach is to develop a residential facility for a maximum of 36 girls at the site (general census probably about 28), plus day treatment activities for 14 additional boys & girls. We still hope to have the art therapy center, the computer lab, the vocational training for food service and computer use, and the volunteer/intern coordination with CSU all done out of that building. For this vision to become reality, we hope for cooperation from the City in the following items: > allow a zoning standard modification for more than 20 girls to reside in the building (request in process through Current Planning and P&Z) > allow Turning Point to act as general contractor for the renovation (already approved by Building Dept.) > have a reasonable interpretation of code requirements for building interior use, accessibility, and site development (currently discussing with Building Dept.) > provide a timely review of building plans and issuance of permits (yet to be done) > allow a reduction or waiver of building permit fees (do I request this through the City Manager's Office or City Council?) (yet to be done) > allow a reduction or waiver of fees for upgrading the power to the site (from City utility dept.?) (yet to be done) That is the latest. I hope this information helps Thank you again for your interest. J.
