Mountain Avenue Suite 100 Fort Collins, CO 80524 Rebecca, FliMsp This letter is in response to your Minor Amendment application dated May 28, 1999. In that application, you requested that the City approve a change of use for 801 S. Shields from "fraternity" to "group home, clinic, and office." The Fort Collins Land Use Code (LUC) Section 2.2.10 allows an applicant/developer to make minor amends of an approved site specific development plan as long as the development application, as so amended, continues to comply with LUC standards. Staff reviewed your application for compliance with LUC standards and for possible adverse effects your proposal may have on the neighborhood. Upon review of your application, your application is hereby approved with the conditions that: 1) The property be platted using the city's type 1 review process, and 2) No structure (including concrete block walls) be placed in an easement. Please contact me at 970.221.6750 if you should have any questions or concerns related to this decision.
