Dear Resident:
On Thursday, June 26, 2003, at 5:30 p.m. (or as soon thereafter as possible),
in the Planning conference room, 281 North College Avenue, Fort Collins, CO.,
the City of Fort Collins Hearing Officer will conduct an administrative public
hearing to consider a development proposal in your neighborhood.
This is a residential project known as the South Glen PUD, 2nd Filing - Major
Amendment Replat. The request is to replat a 0.51 acre parcel (formerly a
swimming pool facility) into three (3) new single family residential lots (6,100
square feet to 7,800 square feet in size). The parcel is at the east end of the
South Glen PUD, 2nd Filing (multi -family residential).
This project is located on the west side of Albion Way, east of Manhattan
Avenue, north of Troutman Parkway, south of Walden Way, and west of the New
Mercer Ditch and railroad tracks. The property is zoned LMN, Low Density
Mixed -Use Neighborhood in the City's Land Use Code.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
