This development proposal has been scheduled for an administrative (Type 1) public
hearing. It will be held on the evening of Thursday, June 12, 2003, beginning at
6:00 p.m. in a conference room at 281 North College Avenue. The issues expressed
in this comment letter must be addressed and resolved or staff will have to be
assured that they can and will be resolved prior to the item going to public hearing.
This major amendment to a previously approved development plan does not
require a Final Compliance submittal to the City. Please be sure and return all of the
City staff red -lined plans when you submit the final plans for review prior to
recording.

Label (all sheets) the existing Tract with the type of easements it has on the
adjoining property where the storm sewer is tying in. There should be an existing
drainage easement there which gives you the ability to install your connection.

Meter pits may not be placed in basements only the meter may be installed in
basement. Correct the general note on sheet 3 to reflect this. Provide interior
meter setter detail if meter are being installed inside.

The water tap for lot 2 and the sanitary sewer tap for lot-3 will be almost impossible
to install directly under the existing storm sewer. Perhaps the storm sewer should
be removed to facilitate the installation of the services.

On the previous Landscape Plan there was one additional Pinion Pine and a variety
of deciduous shrubs to be included in Tract "A", the drainage, utility, and public
access easement. They have been removed from the current Landscape Plan
without explanation. What is the reason and justification for eliminating the plant
materials? City staff would like to see the additional plant materials previously
shown in this area.

The Plant List on the Landscape Plan includes a Plant List containing 'Marshall
Seedless' Green Ash canopy shade trees. There are no new trees being proposed on
this plan. What is the purpose of the Plant List?
