Number: 32 Created: 2/26/2003 Clearly define all aspect of water and sewer abandonments (i.e. remove curb stop box/met'er pits, fill ends of water mains with non -shrink grout, etc.). All water and sewer services must be abandoned at the mains. Include a note on the utility plans to "Coordinate abandonment's with the City of Fort Collins Utilities at 221-6700". Response: Service abandonments have been moved to respective mains, with added notes detailing limits of said abandonments. Note has been added to utility plans. See sheet 3. Response: Inverts and tops of pipes with clearance dimensions have been added for all utility crossings. See sheet 3. Please delete these and put the City. of Fort Collins erosion control notes on the erosion control plan, sheet 5. Response: Updated notes have been added to sheet 5. Old notes were removed from sheet 2. 2. There is no note on the erosion control plan (sheet 5) stating that minimizing overlot grading is to be the primary form of erosion control (per your letter). Response: Note has been added to sheet 5. 3. What will protect the lot north of Lot 1? Response: Silt fence has been added along north boundaryline of Lot 1 for sediment runoff protection. The developer will need to provide a street cut permit, pay all associated street cut fees, and repair asphalt as required by Engineering. Response: So noted. Page 3 Response: An updated soils report has been prepared by Earth Engineering Consultants, and is attached. The field investigation indicated the groundwater table to be 7.5 to 8.4 feet below the existing ground surface. , Topic: Utility Plans Number:6 Created: 2/25/2003 Correct the legal description to match the plat and place above the date in the title. ` Response: Legal description text and location have been corrected. Will need to relocate the manhole into the proposed 20' drainage easement or an acceptable location in the street - or see redlines for another suggestion. Also, show how the remaining portion of the existing storm pipe will tie into the proposed manhole. Suggest a utility coordination meeting prior to your next submittal; please contact me to set up a date. They are held every Wednesday, starting times beginning at 1:30pm to 3pm in half hour .increments. Response: Manhole has been moved into the street using a custom storm sewer vault design. See sheets 3 and 9. A utility coordination meeting was held on April 2, 2003, and comments from this meeting have been incorporated. Number: 12 Created: 2/25/2003 A drainage easement is required for the off site storm sewer work. Is the existing tract from the multifamily units already designated as such? If not, you will need to provide the off site drainage easement. If the easement already exists, then you will deed to show this on the plan with the reception number and provide a letter from the neighboring property owner saying that they are aware of the proposed work on their site and grant perm;ssion to enter. Topic: Soils Report Number: 28 Created: 2/25/2003 In accordance with 5.6.1, a subsurface water investigation report shall be submitted for approval by the Local Entity Engineer if groundwater is encountered within 5 feet of the original surface.' The soils report submitted; dated August 28, 1979, states that groundwater was encountered at 4.5 feet.
