Place the gate valve for the proposed fire hydrant within the asphalt/drive area and the fire
hydrant 2 feet behind the curd.

Clearly define all aspect of water and sewer abandonment's (i.e. remove curb stop
box/meter pits, fill ends of water mains with non -shrink grout, etc.). All water and sewer
services must be abandoned at the mains. Include a note on the utility plans to
"Coordinate abandonment's with the City of Fort Collins Utilities at 221-6700".

Provide inverts and top of pipe at the areas where water, sanitary sewer and storm
sewers cross.
The Current Planning Department comments are on a red -lined Landscape Plan that is
enclosed with this comment letter to the applicant.
This completes staff comments at this time. Additional comments may be forthcoming. This
development request is subject to the 90-day revision re -submittal (from the date of
this comment letter) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure
and return all of your redlined plans when you re -submit. The number of copies of each
document to resubmit is indicated on the attached Revision Routing Sheet.

A drainage easement is required for the off site storm sewer work. Is the existing tract from
the multifamily units already designated as such? If not, you will need to provide the off site
drainage easement. If the easement already exists, then you will need to show this on the
plan with the reception number and provide a letter from the neighboring property owner
saying that they are aware of the proposed work on their site and grant permission to enter.

approval by the Local Entity Engineer if groundwater is encountered within 5 feet of the
original surface. The soils report submitted, dated August 28, 1979, states that groundwater
was encountered at 4.5 feet. Please provide an updated soils report as well as a
subsurface water investigation report if still applicable.

Manholes are not allowed in sidewalks or wheel paths. Will need to relocate the manhole
into the proposed 20' drainage easement or an acceptable location in the street - or see
redlines for another suggestion. Also, show how the remaining portion of the existing storm
pipe will tie into the proposed manhole. Suggest a utility coordination meeting prior to your
next submittal, please contact me to set up a date. They are held every Wednesday,
starting times beginning at 1:30pm to 3pm in half hour increments.
