Yours Truly, *eve lt, City Planner Page 10 Transportation Planning Make the walkway in Tract A a hard surface walk from Albion Way to the parking lot in the South Glen, Second Filing multi -family area. It should be 5' wide. Stormwater 1. Tract A has to be 20' wide to accommodate the storm drainage facility. 2. A drainage easement is needed in Lot 1 for the storm sewer. 3. The basin drainage map does not match the contours shown on this site. Engineering 1. Show all utilities and easements on the Landscape Plan. 2. A required street tree is missing on Lot 1. 3. Change Tract A to a Public Access Easement. 4. The easement vacation note on the subdivision plat is wrong. 5. There must be a minimum of 20' from the back of sidewalk along Albion Way to the garage doors. This completes staff comments at this time. Additional comments may be forthcoming. This development request is subject to the 90-day revision re - submittal (from the date of this comment letter) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure and return all of your redlined plans when you re -submit. Page 9 28 Clearly define all abandonment procedures for existing water and sewer mains and service. All water and sewer services must be used or abandoned at the main. 29 Place a fire hydrant at the termination point of the existing 6-inch water main in the south west portion of this site. Provide the standard fire hydrant and thrust block detail on the detail sheets. 34 If meter pits are being installed then show and label locations of meter pits/curb stops. Provide sufficient utility easement for gas main, storm sewer, electric main and curb stop on lot 3. 35 Maintain 10 feet of separation between water/sewer services and side lot property lines. 36 Label sizes of all proposed water and sewer services. 37 Provide stationing of all sewer services (from downstream manholes). The following comments and concerns were expressed at staff review on August 21, 2002: zm ng 1. Add a street tree in front of Lot 1. Page 8 52 Is drainage from the multi -family site entering Lots 2 and 3 from the west? Flows need to be directed to the stormsewer or tract between Lots 1 and 2. If this can not be accomplished, than a drainage easement would be required for the offsite flows to pass through these lots. 53 The drainage plan does not match in all areas the grading of the site. On Lot 3, there was a pan directing flow down the side of this lot when the drainage plan shows a basin boundary coming across this Swale. Please revise all basin lines to reflect the grading of the site. Department: Transportation Planning Issue Contact: Tom Reiff Topic: Genera/ 47 Identify Tract A as an access easement on the replat. On the landscape plan include a 5 foot walkway connection from the sidewalk on Albion Way to the walkway in front of Bldg. E, while preserving the existing trees. Department: Water Wastewater Issue Contact: Jeff Hill Topic: Landscape plan 38 Show all water and sewer services on landscape plans. See site, landscape and utility plans for other comments. Department: Water Wastewater Issue Contact: Roger Buffington Topic: Utility 45 Locate water services near center of lot (but not in drives) and sewer services 10 feet north of water services.. Department: Water Wastewater Issue Contact: Jeff Hill Topic: Utility 27 Show and label all existing water and sewer mains and services in this developments vicinity. Page 7 changed to provide a location for the electric line. Also, the developer will be responsible for replacement of landscaping as necessary on 333 Albion Way. 2 The water service to lot #3 must be moved to be a minimum of 6 ft. from the side lot line to allow for installation of an electric vault. 3 The transformer at the apartments to the west (adjacent to building F) was sized to also serve future buildings E, L, and a clubhouse within that development. Since these buildings will now not be constructed, this developer will be responsible for costs to downsize this transformer to the correct size (approximately $400.00), in addition to normal L&P Development Charges. Department: Natural Resources Topic: Genera/ 46 No Issues. Department: Stormwater Utility Topic: Drainage 42 Issue Contact: Doug Moore Issue Contact: Wes Lamarque A 20-foot drainage easement is required between lots 1 and 2 for the 15-inch stormsewer. 43 Please add corner lot spot elevations for the 3 lots on the grading plan. 44 An easement is needed for the new stormsewer in front of Lot 1. Please see redlined plat. 51 A drainage pan is not needed along the south side of Lot 3 for side lot swales with a slope of at least 1%. Page 6 21 Please ghost existing features so that the proposed improvements are clearly defined. Right now all the line weights are the same and it's not clear what your construction limits are in the public ROW. Is the existing curb and gutter rollover or vertical? 22 Provide a legend, each sheet, that clearly defines existing and proposed features for that sheet. 23 Show street names, each sheet. 24 Areas of overlay, milling, pavement removal and/or reconstruction are not clearly defined. Please provide the street cut note where applicable: Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering Inspector. All repairs to be in accordance with City street repair standards. 25 Station all driveways from the centerline. 26 Driveways must be a minimum of 20' from BOW to the garage door, 3.5.2.D.2 of the Land Use Code. Two driveways do not meet this requirement. 30 Provide details 7-29B, 16-1, 16-2. Department: Light & Power Issue Contact: Doug Martine Topic: Bectric 1 In order to install electric utility facilities to serve this replat, it will be necessary for L&P to trench across the front (behind the attached sidewalk) of 333 Albion Way as well as these lots.
