(11 /24/03) Street tree locations need to be adjusted to provide 40 ft. minimum clearance between the light
poles and the trees (15' if the tree is an ornamental). A streetlight plan has been sent to Bob Barkeen to be
forwarded to the developer.

The site plan lists these as townhouses, but it appears this will be just one lot (condominiums). A plat was not
included in the review package, but it appears a 6-ft. easement is planned along the alley. Light & Power
will require this easement.

Please dedicate additional ROW at the corner of the Alley and Myrtle according to figure 7-12F.
7.18.02 - It appears that the ROW .will be dedicated here, but unless this project includes a replat, all ROW
and easement dedications must be done by separate document. Please provide a replat or provide legal
descriptions and sketches of every easement/ROW dedication. The replat would be the recommended
method.
1.13.03 - REPEAT, easements needed include utility and drainage easements onsite, and slope easements
and temporary construction easements from neighboring properties for the construction of the alley. The
driveway easements are no longer needed.
7.15.03 - REPEAT, please provide legal descriptions and dedication documents for onsite easements and
ROW dedication, and provide letters of intent from all adjacent property owners that offsite easements are
needed from. These items are required prior to going to a hearing.
11.24.03 - REPEAT - Now this ROW is not shown on the plans. Please show the ROW on the plans again and
provide the ROW dedication documents needed for this area. Please provide all the dedication documents
required for all other easements to be dedicated to the city: utility, drainage, emergency access, etc.
