Import of structural dirt onto the site is as per a specific agreement between the applicant and the owner of the property, which is the City of Fort Collins, which agreement has been ratified by City Council. 15. Immediately upon realization that there was a fox den just west of the project site along the existing ditch, we a) prohibited any trucks from driving along the north side of the ditch bank, b) put orange construction flagging at both the east end of the ditch access road (along the north of the ditch) and also at the west end at JFK. a. Put a sign on each such fence indicating "Fox Den Protected Area — Please do not walk into this area with or without pets. Thank you." b. All dirt import operations including trucking the dirt in will occur only from the north end of the site and well away from the fox den. 16. If necessary with regard to modification requests, plan will provide showing how project would look if it met the intent of LUC. 17. Detached garage structure will be designed to comply with LUC requirements or a modification requested. 18. Written consent of Larimer Canal #2 Ditch Company has been submitted. 2. Eight residential parking spaces will be signed as residential, building elevations will be modified to show building mounted lighting where relevant, no number level will be clarified regarding draft enclosure gates, topography lines will be removed from final site plan, plant note #5 will be modified as requested. 3. All red lined plans will have/be responded to and have been resolved, including Advance Planning. 4. Changes will be made in response to Public Service comments. 5. The Storm Water will be responded to and satisfied in final submittals. 6. All Engineering comments have been/will be responded to. 7. Applicant has clarified with Advance Planning that rear walkways from rear of residential buildings will not be provided for reasons we have discussed and documented and that our modification request is written broadly enough with regard to the connecting walkways requirement to include buildings A, B and F. 8. Transportation planning is pleased with internal pedestrian circulation parking lot/auto/pedestrian separation and connectivity to street sidewalk system. Thank you. 9. Mapping comments will be satisfied in final submittal. 10. Ditch company will approve and sign the subdivision plat and has written us a letter of intent indicating their satisfaction with the project and requirements, which our plan meets. 11. Letter of intent from the ditch company has been submitted.
