Place Project Development Plan Final Plat dated February 16, 2000 and have deemed it adequate
for their needs:

RE: Park Place P.D.P. — Request for Easement Width Variances on Boardwalk Dr.
Proj: 9116.01
Dear Marc:
Please consider this as the Variance Request for easement width (and subsequently building
separation from Right of Way) along Boardwalk Drive for Park Place P.D.P. The proposed plan
as submitted provides a Blanket Utility, Draining, Access and Emergency Access Easement for
the entire site excepting out building envelopes. The distance between the proposed Right of
Way and the nearest building envelope is approximately eight (8) feet. This dimension is less
than the easement width of fifteen (15) feet as shown on the Minor Arterial Street Detail D-1-c in
the "Design and Construction Criteria, Standards and Specifications for Streets,
Sidewalks, Alleys, and Other Public Ways", City of Fort Collins, Colorado, City
Engineering Office, July 1996.
This variance is being requested for the following reasons. First, eight (8) feet of additional Right
of Way is dedicated to the City with the Final Plat to bring the half street Right of Way to Minor
Arterial Standards. No improvements are proposed on Boardwalk Drive, which is currently built
to previous Collector Street Standards. This additional Right of Way, paired with the narrower
street, provides additional space if a public utility required it. Second, all utilities have been
contacted and coordinated to use the proposed blanket easement and Right of Way. Following is
a statement that will be signed by all utilities accepting the blanket easement as proposed.
Sight Distance Easements have also been provided to ensure that no building envelopes obstruct
the view of vehicles leaving the site. It is not anticipated that public health, safety; and or welfare
problems will be created if this variance is approved.
