10. The Ditch Company has a signature block on the plans. Is any further
documentation required?
11. More spot elevations are now shown on the grading plan for determining flow
path.
14. The spot elevations show the flow pattern. Please call me at 491-9888 if further
explanation is required. This comment was not in the written comments.
Engineering
16. A variance is included to reduce the width of the utility easement.
17. Radii are reduced.
18. Detail provided.
19. Easement language is revised.
20. Detail of drive is modified.
21. There is no longer sidewalk next to the ditch.
22. The internal drives remain designed as private drives. This comment was not in
the written comments.

RE: Comment Responses, Park Place P.D.P.
The following are responses to comments made December 22, 1999 for the above
project pertaining to the Final Plat or the Construction Plans. Only comments related to
engineering, utility and stormwater issues are included.
4. Natural Resources
a. Notes have been added describing the outfall in the ditch. The construction
plans and profiles adequately detail this construction.
b. Notes have been added that all buried riprap shall be reseeded.
8. Water/Wastewater
• All separation and meter pit locations have been checked to meet City
requirements.
• Lowering Details are now provided in the Detail Sheets, please call me at
491-9888 for a copy of calculations.
9. Stormwater - responses in Drainage Report.
10. Engineering
General Comments:
• A variance is included for the 15' Utility Easement.
• A letter of intent will be provided from the Ditch.
Plat:
• Variance is requested as stated above.
• Sight Distance language is revised.
Utility Plans
• Radii have been reduced.
• Detail for enhanced crosswalk is provided.
• Detail of driveway has been revised.
• The curb and gutter type has been shown shaded on the grading plan.
• The sight distance easement assumed the ultimate Minor Arterial flowline location to
be conservative.
• Ramps are shown on the sidewalk connection.
