28. See paragraph 23 above and our modification request submitted under separate
cover. It is, however, our view that all of the dwelling units in our project have at
least one building entry facing any adjacent street, such adjacent street being
Boardwalk and/or Troutman. In the alternative this interpretation may not apply to
some of the buildings, perhaps buildings C and D, since they do not have adjacency
to any street as required.
29.Tandem parking was not included in parking calculations.

Engineering wants internal vehicular network to be designed and configured as
private driveways, not private streets.
23. We have created a colored pedestrian plan showing pedestrian circulation related to
both office and residential portions of the project and showing connectivity both
internal to project and from project to destinations outside of project.
Furthermore, we have met and communicated at length with Transportation,
Advance Planning, Current Planning and with other individuals and departments to
explain the project, the proposed pedestrian circulation plan and why we believe our
requested modification is justified and desirable, and merits staff support.
In relation to the foregoing, modification request has been extensively rewritten to
fully document and clarify how such modification meets land use code requirements
and why it should be granted.
