It will be the only access into the parking lot for people using Maple Street, and if the Mason access is limited to entrance only, that means people will exit the parking lot by means of the alley to Maple Street. Thus, vehicles will be entering and exiting at that point. 2) The parking lot needs to be reconfigured to eliminate the "curved" parking rows. The curve creates a situation where some parking stalls are actually angled backwards, depending on which way you're going, and this will make accessing those stalls awkward. I don't think it would matter if the revised layout is one-way or two-way, just as long as the stalls are either angled the same direction, or they are all at a 90 degree angle to the drive aisle. >>> Troy Jones 12/29 3:54 PM >>> In responce to Mark's comments: I will forward your question about the parking lot configuration to Peter Barnes in Zoning. I guess I don't have any strong oppionions about the parking lot configuration, but Peter might. I will also run the question by Eric Bracke. The minutes from the 12/16 utility coordination meeting indicate under the Howes Outfall issues that the alley access on LaPorte will remain and the alley will be converted to one-way, north bound. I guess that explains why they are still showing the alley access onto LaPorte. That being the case, it sounds like they still have some some inadequate slope issues to resolve because of the design of the outfall. Any thoughts from either of you Peter or Eric? In previous meetings we have asked the applicant to control access off Mason Street (i.e. make the access one-way). Also, the parking lot was to be reconfigured to provide one-way access; etc. They have provided one-way signing, but have not reconfigured the lot... Does anyone have thoughts on the subject? Have they provided adequate circulation for the parking lot? 3. The alley access to Maple Street should be 24 feet. It has not been done. 4. The alley intersection with Laporte Avenue has inadequate slopes due to the Howes Outfall projects inlets. It was my understanding that the applicant was going to show this access closed off with the alley design. If that is the case then it needs to be shown. This is brief.
