Is the water quality structure new - if yes need elevations? b. Show building envelope, dimensions and distance to property lines for the water quality. structure. c. With the addition of new parking spaces, additional HC spaces will be required. A minimum of 2 handicap spaces is needed for 47 parking spaces. d. A bike path parking sign is shown on the site plan. Is there a path from the parking lot to the bike trail? Please show on site plan. e. Landscape note #8 - please add 125% of the valuation of materials and installation. f. Bicycle parking spaces may also need to be increased. g. Provide enhanced crosswalk at entrance off of Poudre River Drive h. How many parking spaces already exist? Please note on site plan. Medical offices are limited to 4.5 spaces per 1000 square feet of building square footage. 2. Current Planning: a. Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by January 18, 2001. A 30-day extension to this deadline is available. Request for an extension should be directed to the Current Planning Director. If remaining issues are those that do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the same timeline. b. The burden of demonstrating compliance with all Land Use Code criteria is with the applicant. Prior to formally scheduling a public hearing, another internal brief round of review is needed to adequately address staff's concerns.
